This English version is provided for convenience. Where interpretation differs, the German version takes precedence, subject to mandatory consumer-protection law.
1. Provider and scope
These terms apply to direct bookings of Traumwohnung Neckarblick with Daniel Muschler, Hauptstraße 16, 69239 Neckarsteinach, Germany. Bookings made through Airbnb, Booking.com or another platform are governed solely by the terms shown there during booking.
2. Booking and conclusion of the agreement
The presentation of the accommodation is an invitation to make a booking request, not a binding offer. Guests select dates, guest numbers and other required information in the Smoobu booking engine and submit a binding offer using the clearly labelled booking button. The accommodation agreement is concluded upon successful payment and receipt of the booking confirmation.
3. Prices
Consumer prices are total prices including statutory VAT, final cleaning and all fixed, unavoidable charges that can be calculated in advance. Optional services are shown separately.
The base price covers up to two guests. A supplement of €10 per night applies for the third guest, with a further €10 per night for the fourth guest. The total for the selected dates and guest count is shown before booking.
4. Payment
The full total is due at the time of direct booking and is paid online via Stripe. A booking becomes binding only after successful payment and booking confirmation. Refunds are normally returned to the payment method used for booking.
5. Length of stay and short stays
The minimum stay shown in Smoobu for the selected dates applies. One- or two-night stays are available only on request where a suitable calendar gap exists. In those cases an agreement is concluded only after an individual offer, acceptance, full payment and booking confirmation.
6. Arrival and departure
Standard check-in is between 3 pm and 10 pm; check-out is by 10 am. Contactless arrival requires completion of online check-in in advance. Confirmed guests receive detailed access information before arrival.
7. Occupancy
Maximum occupancy is four guests. Two double beds are provided. The electrically extendable sofa may serve as an alternative sleeping surface but does not increase permitted occupancy. Unregistered overnight guests are not allowed.
8. Guest responsibilities
The apartment and shared areas must be used carefully and with consideration. Damage or defects must be reported promptly. The published house rules form part of the accommodation agreement. Guests are liable under applicable law for damage they culpably cause.
9. Cancellation and no-show
The separate cancellation terms apply. Travel cancellation insurance is recommended.
10. Defects during the stay
Please report any defect promptly and allow reasonable steps to remedy it. Mandatory statutory rights remain unaffected.
11. No statutory 14-day withdrawal right
Under section 312g(2)(9) of the German Civil Code, there is no statutory 14-day withdrawal right for accommodation services provided on a specific date or during a specific period. The agreed cancellation terms remain unaffected.
12. Consumer dispute resolution
We are neither willing nor obliged to participate in dispute-resolution proceedings before a consumer arbitration body.
13. Applicable law
German law applies. Mandatory consumer protections of the country in which a consumer habitually resides remain unaffected.
